The Suhoob Technology L.L.C. – Dubai License No: 1027567, a Dubai, UAE registered company, (Company), which operates the Wenjoy.ae platform (the “Service”), provides its services to you and Hosts in accordance with the following terms and conditions of use (hereinafter collectively referred to as the “Agreement,” which is a binding contract between you or Hosts and Company.

You should carefully read them and only use the Services if you concur with and consent to the Agreement. You accept that the Agreement and the Privacy Policy set forth below will bind you in the same way as if you had signed them by using the Website.

These terms and conditions apply to all of our services, whether provided directly by us or indirectly through distributors via websites, mobile devices, email, or telephone. By accessing, browsing, and using our website or any of our applications through whatever platform (hereafter collectively referred to as the “Website”) and/or making a reservation, you acknowledge and agree that you have read, understand, and agree to the terms and conditions listed below (including the Privacy Policy). If you disagree with our terms and conditions or our privacy statement or do not wish to be bound by them, do not use our website in any way.

The Website is owned, operated, and provided by Suhoob Technology L.L.C. – Dubai License No: 1027567 (Office No 703 -18, Plot Number 604-0, Fahidi Heights, Al Hamriya, Dubai, United Arab Emirates.) and it is provided for: a) Hosts to advertise and book their accommodation and; b) users’ personal, non-commercial use only, subject to the terms and conditions set out below.

Definitions and interpretation

The following definitions are applicable for the purposes of this Agreement:

  • “We”, “us”, “our” and “Company” refer to Wenjoy.ae platform (the “Service”) operated by Suhoob Technology L.L.C. – Dubai License No: 1027567
  • you”, “your”, “yours” and “user(s)” refers to customer(s) using the Website;
  • “Website” refers to the Web apps through any platform owned by Company that is utilized by you to make a reservation for your stay or by Hosts to provide lodging to Guests;
  • Host(s)” refers to a registered person who makes available accommodation for rent to Guests via the website.
  • Guest(s)” refers to anyone who has registered on the website, seeks to book an accommodation through it, or stays at an accommodation but is not the host of that accommodation.
  • “Service(s)” refers to services rendered by Suhoob Technology L.L.C., with the Wenjoy.ae platform to you.

Scope of our Services

We offer a platform on the website for hosts with rental properties to post online when those properties are available for booking, and for visitors to our website to book such bookings. We are not a broker, insurance company, or real estate agent. We serve only as a liaison between the Hosts and the Guests. A direct (binding) contractual relationship between the Hosts and the Guest is established as soon as the Guest makes a reservation through the Website. The company disclaims all responsibility in this regard and is not a party to any arrangement made between Hosts and Guests.

Our website is not intended to serve as, and should not be taken to be, a recommendation or endorsement of the caliber, level of service, or rating of any accommodation made available. The Company’s obligations are restricted to: (i) supporting the Website’s and its Service’s accessibility; and (ii) acting as the Hosts’ limited agent for the sole purpose of receiving payments from Guests on their behalf.

Registration and Use of Wenjoy platform service

For Users

On this site, you can search for accommodation without registering as a member. However, reservations and inquiries about accommodation facilities can only be made after registering as a member. You can fill out the registration form on this website.

By registering, Users agree to:

  • Comply with all applicable laws when using the website or services
  • You may not use our websites and services to send, distribute, post, or submit information about any other person or entity, including without limitation photographs or personal contact information of others without their permission.

For Hosts

To advertise and book accommodations on our website, registration is required for owners, authorized persons, or their official agents. Before registering, please ensure that your accommodations meet safety and health criteria and comply with all relevant laws pertaining to their usage.

By registering, Hosts agree:

  • to fill out the registration form with genuine, correct, up-to-date, and comprehensive information about you and your accommodations, and to amend it as needed. The accuracy of the information you supply is not subject to Company’s oversight or control. We reserve the right to refuse your registration, suspend or terminate your account’s registration immediately, without prior notice, if any information you provide does not comply with these terms, and to deny any and all current or future uses of the Services that call for registration. As a result of the refusal, suspension, or cancellation of your registration, you will not be entitled to any indemnity or compensation.
  • not to use our services in any way that interferes with, harms, undermines, or lessens the effectiveness of our company; not to send files that are infected with malware such as viruses or trojans; not to enter other users’ accounts or attempt to do so, or to breach or try to breach any security measures, not to broadcast any material that is threatening, abusive, harassing, or libelous against an individual or group of individuals because of their race, gender, sexual orientation, age, ability, or any other factor; not to promote or advertise your own or other people’s goods or services.
  • to avoid taking any actions that we deem, in our reasonable judgment, to be unethical or potentially detrimental to our reputation.
  • to abide by any United Arab Emirates laws in force when using the website or services.
  • to adhere to the United Arab Emirates’ data protection regulations and make sure you safeguard visitors’ data as required by law
  • to pay us damages and indemnify us against and defend us against any claims or actions made by any third party due to your violation of this Agreement.
  • that you will not use this Website for any purpose other than to provide or obtain reasonable accommodations for yourself or for someone else for whom you are legally able to act.
  • that you may not “stalk” or harass any other user of our website or services, and you may not acquire or keep any personally identifiable data about other users unless necessary to do business as a host.
  • that you are not permitted to provide any accommodation as a Host that you do not own or are not authorized to rent.
  • that a guest may only be contacted about their reservation.
  • that you may not attempt to contact any User or Guest in order to complete a booking without paying any Service Fees to us, such as by sharing personal contact information with any User prior to her/his booking, such as emails, URLs, and phone numbers.
  • that it is prohibited for you to falsely represent who you are or your affiliation with a person or an organization by impersonating them.
  • that as a Host, you are not permitted to submit any accommodations with inaccurate price information or accommodations with prices you do not intend to honor.
  • that the cost of a reservation for your accommodation cannot be changed once a guest requests it.

Users and Hosts alone are accountable for protecting the privacy of the password they selected when registering. If Users or Hosts reveal their passwords to third parties or if a third party uses their password to access their accounts, the Company is not liable for any damage that results from that action. When providing our services, we rely on the information shared by the Users and Hosts. As a result, Users and Hosts are entirely responsible for updating us on their information. Upon registering on the website, hosts have the option to add accommodations. When adding an accommodation, hosts will be questioned on a range of topics, including, but not limited to, the location, capacity, size, amenities, cost, and any applicable rules. To be added to the website, accommodation must all have current physical addresses. Accommodations will be made accessible to the general public via the website. Based on the details the Host provides, guests can make reservations for accommodations via the Website.

For Hosts

Hosts agree to provide details of the booking fees to the company as per below –

  • Weekday booking fees
  • Weekend booking fees
  • Special holiday booking fees

Booking Process for Users/ Guests & Hosts

  1. Visitors may offer to make reservations through the Website by submitting an availability request on the Website and following the steps outlined below.
  2. When an availability request is made, the relevant hosts are notified and given the option to accept or reject the availability request within two hours, after which the booking request shall automatically expire.
  3. If the booking request is subsequently accepted by the Host, you will receive an automated email confirming the availability of the accommodation and Wenjoy team will send you the link to complete the payment process.
  4. Once the payment process is completed, you will receive an automated email for the booking confirmation, which includes the Host’s relevant contact details, property information such as location, and contact details of the caretaker, and your relevant contact details will also be forwarded to the Host. You will be able to access details of your booking confirmation through your account and email.
  5. When a guest receives a booking confirmation email, they directly contract with the relevant Host. A booking with a Host is not confirmed until the Guest in accordance with this Agreement has paid payment, and Hosts are not required to make any properties available until a booking confirmation has been given via the Company to Users. However, after sending out a booking confirmation,
  6. Hosts will be exclusively in charge of supplying the accommodations mentioned therein.
  7. Any funds collected and received by the Company from Visitors for bookings made on the Website shall be retained by the Company subject to a conditional duty to transfer or account for such funds to Hosts less our Fees.
  8. Wenjoywill collect a refundable security deposit of AED 1,000 once the accommodation is  This deposit will be returned to the guest (within 7 days) after the host has verified that the guest has not caused any damage to the property. Guest agrees that 
  9. Wenjoymay charge the payment method used to reserve the Listing in order to claim damages through Wenjoy  
  10. Before reserving a Listing, you must read and comprehend these rules, standards, regulations, and criteria.   
  11. The hosts have the right to ask you to leave if you overstay your welcome in accordance with any applicable laws, which may include assessing reasonable overstay fines. You are not permitted to have more guests than is allowed.

Payments, Refunds, Cancellations, and Changes to Reservations

The Guest accepts and agrees to pay an amount equal to the fees indicated in the Host’s accommodation on our Website and confirmed in each booking confirmation as agreed with a Host when the rental transaction is finished with a Host via our Website.

The fees displayed in a Host’s accommodation on our Website include:

  1. the rental rate and any additional charges as solely determined and set by the Host (and not us) in respect of the rental transaction, plus any applicable taxes and VAT (“Host Fee”);
  2. a service charge of our Company, in exchange for providing our services to hosts, for them to communicate with and do business with guests.

Additionally, a refundable security deposit of AED 1000 will be taken against each booking.

The moment the Host accepts your reservation and the Company sends you a booking confirmation, the Company shall immediately request payment through the Website from you (the Guest) in an amount indicated in the Host’s accommodation on our Website.

In accordance with the terms of the present Agreement, the Company shall, subject to any other arrangement that may be agreed upon between a Host and the Company, initiate the payment, less our Fees, to the bank account of the Host within seven UAE business days of the anticipated date of the Guest’s check-in at the rental property.

We act as the Host’s limited authorized agent and are in charge of transferring money received from guests to the host.

If you cancel a reservation as a guest, the amount refunded will generally be determined by the cancellation policy applicable to that reservation. You agree that no refund/refund of the booking amount will be made if cancellation is made at least 10 calendar days prior to arrival. 

The cancellations can be done through email, WhatsApp, or phone call. If the villa owner cancels, you might be eligible for assistance with reserving a new reservation or a part or full refund under our guest refund policy.

Changes to Reservations

Both Hosts and Guests agree to pay any additional costs or fees associated with any booking modifications and are liable for any changes to reservations they agree to make using our Platform or by directly contacting Wenjoy customer care. You agree that there will be no reimbursement if you decide to cancel the reservation and that changes to the dates may only be made up to 10 calendar days prior to arrival.

Guests Responsibilities

You are accountable and liable for your actions and omissions, as well as the actions of anyone you ask to participate in or access any accommodation, experience, or other host service.

  1. An Accommodation (and any associated personal belongings) must be returned in the same state as when you found it.
  2. You are accountable for paying all justifiable Damage Claim sums required to repair any harm you, your visitors, including your pets cause to an Accommodation.
  • You must always behave honorably, show respect to others, and abide by the law.
  1. If you book additional guests who are minors or bring children to our Hosting Services, you must have the legal authority to act on behalf of the minor and assume full responsibility for the supervision of the minor.

Host Terms

We provide you permission to use our platform to market your accommodations, experiences, or other services to our booming community of travelers and generate revenue in the process. Wenjoy team will work with you to create your listing. You can set the price, availability, and terms for each listing.

Agreements with Guests

It is your responsibility to provide your Service in accordance with the conditions and at the price specified in your Listing when you accept a booking request or receive a booking confirmation through this platform.  Additionally, you consent to paying Wenjoy’s service fee as well as any applicable taxes for each reservation. Wenjoy Payments will deduct the sums due from your payment unless you and Wenjoy agree on another way. Any rules, regulations, or requirements you include with guests in a separate contract must:

  1. comply with these Terms & Policies and the details provided in your Listing.
  2. be clearly stated in your Listing description.

Host’s Individuality

Except for Wenjoy Payments, which functions as a payment collection agent as described in the Payments Terms, your relationship with Wenjoy is that of an independent person or business; you are not a Wenjoy employee, agent, joint venture partner, or other type of joint enterprise. You agree that you have complete discretion over whether and when to offer Host Services, as well as the prices and other terms you charge. We do not control or oversee your Host Service.

Creating and Managing Your Listing

Listings must include complete and accurate information regarding services, pricing, cleaning fees, additional charges such as offline fees, and regulations and requirements applicable to guests and listings.  You are responsible for ensuring that the information and content of your listing is accurate and current (including images).

Legal Obligations

You are in charge of being aware of and abiding by all laws, rules, regulations, and contracts with third parties that apply to your Listing or Services.

For example,

  1. Short-term home rentals are subject to zoning or other regulations in some local emirates. In some emirates, villa owners must register, obtain authorization, or obtain a license before providing rental services. (Such as short-term rentals, extended stays, meal preparation, or alcohol service).
  2. In some emirates, the rental services you want to offer can be wholly prohibited, while in others, you have to register guests who stay at your rental property.
  • Others have rules that give guests tenancy rights and place more obligations on the host.
  1. For instance, lengthy stays may be subject to landlord-tenant, rent control, and eviction laws in some places.

You are solely responsible for finding out and adhering to the local laws that apply to the rental services you wish to offer by checking the regulations in your area. You are in charge of handling and making use of the personal data of visitors and other people in accordance with applicable privacy laws and these terms. If you are unsure of how to apply local laws, always seek legal advice. 

Host’s Responsibilities

You are responsible and liable for your actions as well as those of anyone you permit to assist in the supply of your property rental Services. You are in charge of establishing the listing’s pricing as well as its guidelines and standards. Any fees and costs must be disclosed in your Listing’s description, and you are not permitted to collect any fees or costs outside of our website.

Before the guests’ departure, the host should inspect the property to check for damages if any. The Host must notify the company of any damages the visitors may have caused to the property and present proof of those damages. Additionally, the Host must contribute to the expense of any damage the visitors cause.

The Company will not be liable for collecting the Damage fees from guests if Host fails to provide evidence of damage before their departure.

Renting as an Organization or Group

The entity and each individual who participates in providing rental Services are accountable and liable under these Terms as Host if you rent as a co-owner or as a group, corporation, or other organization. If you agree to terms or sign contracts, you guarantee that you have the authority to bind your team, company, or other organization and that the entities you use are legitimate under the laws of the jurisdiction in which they were established. This guarantee applies to any conditions you accept as well as contracts.

Cancellations and Travel-Related Concerns for Hosts

In general, the cancellation policy that applies to that Reservation determines how much will be paid to you if a Guest cancels a reservation. As Host, you must not cancel on a Guest without a valid reason. We reserve the right to impose additional fees and a cancellation fee if you cancel without a valid reason

Wenjoy may seek reimbursement from you in the event that a Guest receives a refund after you have already been paid, or if the refund and other costs incurred by Wenjoy exceed your payout. This includes deducting the refund from future payouts.

You acknowledge and agree that, in the event that Wenjoy’s Guest Refund Policy Terms allows the cancellation of a Reservation and/or the granting of refunds to Guests, they have priority over your cancellation policy. We reserve the right to withhold payment for a Reservation if we intend to refund a Guest in line with one of these rules.

Taxes on the Hosts

It is your responsibility as the Host to ascertain and adhere to your legal obligations to report, collect, submit, or include in your pricing any applicable VAT or other indirect taxes, occupancy taxes, tourism, income, or other taxes (collectively, “Taxes”).

Appointment of the Company as Payment Agent of Hosts

By registering on the Website, each Host authorizes the Company as their limited agent with the sole responsibility of collecting payments made by Guests on their behalf. Each Host accepts that a Guest’s payment to the Company shall be deemed equivalent to a payment made directly to the Host, and each Host further agrees to provide the accommodation to the Guest in the manner agreed upon as if the Host had received the accommodation Fees.

Each Host consents that the Company may, subject to the cancellation policy chosen by the Host and reflected in the applicable accommodation –

  1. permit the Guest to cancel the booking and
  2. refund to the Guest that portion of the Accommodation Fees specified in the applicable cancellation policy

We accept no responsibility for the Host’s actions or inactions by agreeing to serve as a limited authorized agent of the Host.

Prohibited Uses – Intellectual Property Rights

Any and all content on the Website, including but not limited to trademarks, logos, symbols, domain names, trademarks, designs, industrial designs, images, photographs, backgrounds, icons, navigational tools, and texts, is protected by intellectual property laws and is the property of the Company or third parties with whom the Company has contracted to develop Website-related activities.

Users and Hosts acknowledge that intellectual property on this website may not be used in any way or by any third party in any media without the prior written consent of the Company and agree to respect the intellectual property rights of the Company and others.

The Company is not responsible for losses incurred by Users or Hosts that violate the rights of other parties by copying, transferring, disseminating, or otherwise protecting content utilized on this website.

For Hosts –

The Company hereby provides you, according to the terms and conditions of this agreement, a non-exclusive, non-transferable license to use the software and our Services solely for the purposes of advertising or providing accommodation for rent through our Website.

For Guests –

The Company now offers you a non-exclusive, non-transferable license to use the software and our Services for accommodation search and reservation purposes, pursuant to the terms and limitations of this Agreement.

Prohibition of assignment

Without our prior approval, you undertake not to sell, license, lease, assign, transfer, pledge, or otherwise distribute your rights under this Agreement with or with anyone else.

Guidelines for Reviews

We may provide you with areas on the Site to leave reviews or ratings. When posting a review, you must comply with the following criteria:

  1. you should have firsthand experience with the person/entity being reviewed;
  2. your reviews should not contain offensive profanity, or abusive, racist, offensive, or hate language;
  3. your reviews should not contain discriminatory references based on religion, race, gender, national origin, age, marital status, sexual orientation, or disability;
  4. your reviews should not contain references to illegal activity;
  5. you should not be affiliated with competitors if posting negative reviews;
  6. you should not make any conclusions as to the legality of conduct;
  7. you may not post any false or misleading statements;
  8. you may not organize a campaign encouraging others to post reviews, whether positive or negative.

We reserve the right to accept, reject, or remove reviews at our own discretion. We do not take responsibility for any reviews or any claims, liabilities, or losses arising from them. By posting a review, you grant us a perpetual, non-exclusive, worldwide, royalty-free, fully-paid, assignable, and sub-licensable right and license to reproduce, modify, translate, transmit, display, perform, and distribute all content associated with the reviews.

We do not assume liability for any review or for any claims, liabilities, or losses resulting from any review. By posting a review, you hereby grant to us a perpetual, non-exclusive, worldwide, royalty-free, fully-paid, assignable, and sub-licensable right and license to reproduce, modify, translate, transmit by any means, display, perform, and/or distribute all content relating to reviews.

Disclaimer (for Hosts)

By agreeing to this agreement and using the Website or Services, Hosts, to the extent permitted by law, agree to defend, indemnify, and hold harmless the Company, its licensors, and each such party’s parent organizations, subsidiaries, affiliates, distributors, shareholders, officers, directors, employees, representatives, attorneys, and others involved in developing, sponsoring, promoting, or otherwise making the Website and its contents from and against any and all claims and liabilities arising out of or in connection with :

  1. any error in the (descriptive) information provided by the Hosts regarding their accommodations on our website.
  2. any default in regard to the services rendered by the Host to the Guest
  3. for any (personal) injury, death, or property damage incurred during a Guest’s visit, whether due to illegal acts, errors, breaches, negligence or gross negligence, willful misconduct, omissions, non-performance, or tort by or (wholly or partly) attributable to the Host (its employees, directors, officers, agents, representatives or affiliated companies)
  4. any Host’s violation or breach of any term of this Agreement or any applicable law or regulation, whether or not referenced herein.

The company bears no responsibility and is not liable in any way for any of the following:

  1. the use, inability to use, or delay or virus of our Website and/or the server that the Website is hosted
  2. any cancellation or partial cancellation, double-booking, strike, force majeure, or any other event beyond our control
  3. any external site linked to the Website, over which we have no control and for which we assume no responsibility.

Limitation of Liability (for Guests and users)

For the purpose of arranging accommodations, the Company may introduce you (Guests and users) to Hosts. You expressly waive and release the Company from any liability, claims, or damages originating from or in any way related to the Host’s accommodations and services. We will not judge the suitability, legality, or competence of any Host. To the fullest extent permitted by law, you acknowledge and agree that the entire risk associated with your access to and use of the Website, our Services, and all related content, as well as your booking of any accommodations through the Website and Services and any face-to-face or online interactions with other users of the Website, remains solely with you. The Company will not be a party to any disputes or negotiations of disputes between you and such Host. Responsibility for the decisions you make regarding services offered via the Website or a Host (with all its implications) rests solely with you. By accepting the provision of our services, you acknowledge that the Company has no involvement in the contractual relationship between you and the Host(s).

Termination

Company may at any time notify a Host or User of a suspension or termination of their account, either temporarily or permanently, and take appropriate legal action if :

  1. the Host or User violates any of the representations, warranties, or obligations set forth in these terms and conditions, or any policies or guidelines related to them, as previously mentioned;
  2. the Host or User proceeds to fraudulent practices or fraudulent acts
  • in its sole judgment, the Company believes that the Host’s or User’s conduct and attitudes have caused or may cause some damage to third parties or the Company.

For the termination or suspension of its account on the Website, the Host or User shall not be entitled to any damages or other compensation. You are not required to use the Website or our Services and can simply decide not to at any time.

Internal complaint-handling system for Hosts

Our goal is to always provide a high level of service. However, if you wish to raise any concerns regarding any of the following, please contact us at info@wenjoy.ae.

  1. Alleged breach of any legal duty by the Company to online intermediary service providers, which has had a detrimental impact on you
  2. Website technical issues that had a significant negative impact; or
  • actions or conduct on the part of the Company relating to our Services that adversely affect you in a significant way

We promise to thoroughly and quickly investigate every complaint and do everything in our power to make sure you understand where we stand. We take each complaint seriously and treat it in a private manner if needed.

We will send you a response (to the same email address) within 48 working hours of receiving your complaint to confirm that we have received it and to inform you of the time frame for getting our response. The intensity and intricacy of the complaint are what decide the length of time.

License to Company

By signing this agreement, Hosts grant the Company a license and the right to use, download, publish, share, display, or otherwise use any of their trademarks, logos, brand names, company names, images, videos, distinctive titles, or other intellectual property that they may share with the Company, but only as it relates to the Company providing its Services to Hosts in promoting their accommodation to prospective Guests. This license automatically expires if a Host’s account is closed.

Reporting Misconduct

If you stay with or host someone who, in your opinion, is acting or has acted inappropriately, including but not limited to, anyone who has:

  • engages in offensive, violent, or sexually inappropriate behavior,
  • you suspect of stealing from you, or
  • engages in any other disturbing conduct

You should immediately report such person to the competent local authorities and then to the Company by contacting us with your police station and report number at info@wenjoy.ae provided that your report will not obligate us to take any action beyond that required by law (if any) or cause us to incur any liability to you.

Your feedback, comments, and suggestions for enhancing the Website and Services are welcomed and encouraged.

At the Company’s request and expense, you will execute documents and take such further acts as we may reasonably request to assist Company to acquire and maintain its intellectual property rights and other legal protections for the Feedback.

Maintenance and Support

Under this agreement, we are not obligated to offer support, maintenance, upgrades, changes, or new versions. However, we might occasionally release improved versions of the Website, and we might electronically upgrade the version of the Website you are now accessing. You accept that the terms of this agreement shall apply to all updates, and you consent to such automatic upgrading.

Governing Law and Jurisdiction

As of the date of your registration on the website, these terms and conditions supersede all prior instruments, agreements, letters and/or contracts, oral or written agreements between the parties with respect to the subject matter described herein. They represent the entire understanding between User(s), Guest(s), or Host(s) and the Company with respect to their object.

Nothing in the terms and conditions will give rise to a partnership between the parties, an agency relationship, a franchise relationship, or an employment contract.

From time to time, we might change these terms and conditions. Prior to putting the revised Terms & Conditions into effect, we will notify Hosts of the anticipated changes. After giving Hosts 15 days’ notice, modified Terms & Conditions will take effect. Hosts who, for whatever reason, do not agree to the new Terms & Conditions may deactivate their account during this time.

These Terms and Conditions shall be construed and governed by the Laws of Dubai, United Arab Emirates. Any dispute arising out or in connection with this agreement shall be subject to the exclusive jurisdiction of the Dubai Courts.
